To ensure that REAC Inspections are conducted according to the REAC Protocol and regulatory guidelines we accompany the REAC Inspector on the actual inspection of your property. Oftentimes, you have less than two weeks to prepare upon notification of an inspection which may not be enough time.
This is an invaluable inspection
as, oftentimes, all it takes is an unsecured electrical panel,
inoperable auxiliary light, a few doors that do not operate properly,
minor soil erosion, or a trip hazard to lose enough points to fail or
do poorly on the REAC Inspection.
We can come to the site a day or two in advance and help you prepare for the inspection and prepare and accompany you on the inspection. REAC Inspectors tend to be fairer in their assessment and interpretation of the rules when someone is with them who knows rules very well.
The fee is $695 for a full day plus reasonable travel expenses.
REAC 100% Inspection
In the REAC 100% Inspection we inspect 100% buildings and 100% of the
units, as well as the grounds including roads, parking, playground
equipment, fences and all the other items that REAC inspects during an
inspection.
Our report lists all of the deficiencies for each building and unit, as
well as for the site (grounds). Reports are issued within 24 hours of
the inspection.
The fee is per unit and the fee varies depending on the number of
buildings. Typically, a REAC 100% Inspection ranges from $11 to $15 per
unit.
Pre-REAC Inspection
The Pre-REAC Inspection involves inspecting all of the same items that are inspected by HUD REAC prior to the actual HUD inspection.
It utilizes the same inspection protocol as REAC, and includes inspecting the same number of sample units.
The grounds, roads, parking, playground
equipment, fences, fences, common areas, and all the other items that REAC inspects during an
inspection is included.
Our report lists all of the deficiencies for each building and unit, as
well as for the site (grounds). Reports are issued within 24 hours of
the inspection.
These inspections are conducted in advance of a HUD REAC inspection, generally no later than three weeks beforehand.
The Pre-REAC Inspection involves identifying those high point deduction items that can be repaired quickly and prioritizes other deficiencies.
The Pre-REAC Inspection focuses on
the items you have the most control over; those items outside the units.
The fee is $395 for a half day and $695 for a full day plus reasonable travel expenses.
